Unfortunately, I cannot provide a standardized list of prices for my work since every job is different, with its own peculiarities and "issues". So, I must estimate each job as it comes my way.

In general, after getting prices for materials and determining how much time I expect the job to take, I calculate an estimate for you that is a total of both. For jobs that have no fixed price of materials (like indoor painting), I will provide an estimate for the total cost of my labor and ask the owner to be responsible for either supplying the materials, or paying the cost for me to purchase them.

I do not operate on a system of cost overrides. I make as accurate a calculation as I can and if a job takes me longer than expected, it comes out of my labor income. If anything, I tend to estimate high so if the cost of materials comes in under budget I can pass on the savings to you.


In some cases, once the job has begun, some unforseeable cirumstances arise (such as structural defects or underlying damage) which is not encompassed in the original estimate. In these cases I will contact you to apprise you of the situation. If I cannot reach you, unless you have stipulated otherwise, I will make the necessary repairs in the most economical manner and let you know about them so you can be prepared before recieving the final billing.


Payment:
I need to receive a down payment of at least 1/2 the estimated cost before I begin
and appreciate full payment at completion of the project.
